VA Housing Grants for Disabled Veterans: How to Apply and What to Know

The Department of Veterans Affairs (VA) offers special housing grants to help veterans with service-related disabilities.

These grants are designed to help veterans buy, build, or make changes to a home so they can live more independently.
 

What do these grants cover?


Grants from the VA can help pay for things like wheelchair ramps, wider doorways, or other building changes that make a home easier to live in.

To get a Specially Adapted Housing (SAH) grant, the veteran needs to own or plan to own a permanent home.
 

Who qualifies for a grant?


To qualify, veterans must have a disability related to their military service. Disabilities that qualify include:
 
  • The loss or loss of use of multiple limbs
  • Blindness in both eyes
  • Serious burns
  • Loss of a lower limb that affects movement

These conditions must make daily living and getting around the house very difficult.

For veterans who were injured after September 11, 2001, there are only 120 SAH grants available each year for those who lost a lower limb.

If all the grants for the year are used, veterans can apply again the next year.
 

Grant amounts in 2025


For 2025, the maximum SAH grant is $121,812. This money can be used to buy, build, or make changes to a home.

There’s also another grant called the Special Home Adaptation (SHA) grant. This is for veterans or family members who own a home and meet certain disability requirements, such as losing both hands, severe burns, or specific breathing problems.

The maximum SHA grant in 2025 is $24,405 and the funds can be used to make changes that improve safety and independence.

You do not have to use all the grant money at once. SAH and SHA grants can be used up to six times over a veteran's lifetime and spread out over several years as needed.
 

Temporary Housing Grants


If a veteran is living temporarily with a family member, there is a Temporary Residence Adaptation (TRA) grant available.

This grant pays for changes like ramps or easier-access bathrooms to make the temporary home more accessible.

SAH-eligible veterans can get up to $49,062 with a TRA grant, and SHA-eligible veterans can get up to $8,760 in 2025.
 

How to apply


Veterans can apply for these grants online or at their local VA office. To apply, you’ll need papers showing you own or live in the home, proof of your disability, and any estimates from builders for the changes you want to make.

Check the requirements carefully before applying. All grants need documentation showing disability, home ownership or residence, and sometimes legal agreements.

Grant amounts may change every year based on construction costs. Veterans can use the current maximum amount when they apply, even if they have used some grant money before.
