Key Programs Offered by WCDA
- WCDA Standard First-Time Homebuyer Program:
- What is it? A 30-year fixed-rate mortgage with low interest, designed for first-time buyers (those who haven't owned a home in the last three years).
- Benefits: Eligible for down payment assistance and the possibility to choose an FHA, VA, or USDA loan.

- WCDA Spruce Up Program:
- What is it? A mortgage that also covers the cost of home renovations.
- Benefits: You can finance the purchase plus non-structural repairs or upgrades like HVAC or electrical systems.
- Requirements: Same as the Standard Program concerning price and income limits.
- HFA Preferred Loans:
- What is it? Conventional loans via Fannie Mae that offer 30-year terms with no purchase price limits.
- Requirements: You'll need to meet county and household-specific income limits.
Down Payment Assistance
- WCDA Homestretch Down Payment Assistance:
- What is it? Up to $15,000 as a no-interest loan, repayable only if you sell, refinance, or finish paying your primary mortgage.
- Requirements: Minimum credit score of 620 and a $1,500 contribution from your own funds, which can be gifted.
- WCDA Amortizing DPA:
- What is it? Another up to $15,000 loan for down payment, but with interest and paid back over 10 years.
- Requirements: Similar to the Homestretch DPA.
Additional Assistance
- Mortgage Credit Certificate (MCC):
- Benefits: A tax credit that lets you claim 20-40% of your annual mortgage interest as a direct reduction to your tax liability, for the life of the mortgage.
- Limitation: If your loan is less than $125,000, you could qualify for a 40% rate, but the maximum credit is capped at $2,000 annually.
Other Loan Options
- FHA Loans: Low down payment and credit score requirements.
- VA Loans: No down payment or private mortgage insurance needed, available to veterans and active military members.
- USDA Loans: No down payment required, for buyers in rural areas.
